The Mighty Mule 360 Arm replacement is great. So easy to install. I sealed the cord opening wit silicone to prevent water and ants from entering as that is what caused the failure of my 350.

After enjoying being able to open and close our driveway gate remotely for nearly 2 years, we lost that ability after a nearby lightning strike "fried" all the circuitry inside the original gate arm. It was clear that the lightning had destroyed the original arm: the circuit board had burned brown, and the enclosure surrounding the arm had gotten so hot that the plastic was brittle to the touch. We ordered a new arm and received it within a week.  All we had to do was remove the old arm and move the wires from the old to the new arm, and reset the original gate opener remotes, the "closed position limit" and the "stall force potentiometer setting" - our gate opener was again operational in about an hour.  BONUS: although our original gate opener was the FM350 model, our replacement gate arm was the FM360 model, so we got the advantage of updated technology. This time, we grounded our gate opener arm to a grounding rod, and hopefully we will avoid lightning damage in the future.
